1. These terms

These Terms & Conditions govern reservations and stays at Lost Trail Lodge (Coldstream Canyon, CA) and Thelma Hut (Red Mountain Pass, CO), operated by Stok Investment Group through Lost Trail Lodge, LLC and Thelma Hut, LLC (“we,” “us,” the “Host”). By booking, the guest agrees to these terms on behalf of everyone in their party.

2. Bookings & occupancy

Reservations are for the property and dates confirmed at booking, for no more than the maximum number of guests stated. No unregistered guests, subletting, parties, or events without prior written approval.

3. Payment & deposit

A deposit is due at the time of booking, with the balance due prior to arrival as shown at checkout (typically 50% deposit, balance 30 days before check-in). Bookings made inside that window are payable in full at booking. A refundable damage deposit may apply.

4. Cancellations & changes

Cancellation refunds follow the policy shown at booking. As a general framework for direct bookings: cancellations 60+ days before check-in receive a refund of the deposit (less any processing fee); 30–59 days, a partial refund; under 30 days, no refund. Bookings made through Airbnb or other platforms follow that platform’s policy. We recommend travel insurance.

5. House rules & care of the property

Guests agree to the property’s House Rules and Check-Out Instructions, including no smoking, fire safety, packing out all trash, conserving water and power, and proper food storage in wildlife areas. Guests are responsible for any damage beyond normal wear.

6. Off-grid conditions & assumption of risk

Our properties are remote, off-grid, backcountry locations. Access and use involve inherent and significant risks — including weather, altitude, avalanche terrain (Thelma Hut, winter), difficult or seasonal access, wood-stove and sauna use, wildlife, limited or no cell service, and delayed emergency response. Guests knowingly assume these risks on behalf of their entire party and agree to release and hold the Host harmless except in cases of gross negligence or willful misconduct. A separate signed waiver may be required before access details are released.

7. Right to cancel a stay

We may cancel a reservation or require guests to leave, without refund, for violation of these terms, misrepresentation of party size, or unsafe or unlawful conduct.

8. Governing law

Reservations at Lost Trail Lodge are governed by the laws of California; reservations at Thelma Hut by the laws of Colorado.
